In Massachusetts, septic inspections for residential property transfers are governed by Title 5 (310 CMR 15.000) and must be carried out by a state-approved inspector. We follow those rules to the letter and still hand you a report that's easy to read. You'll get a clear picture of what's working, what isn't, and what steps to take to fix anything we find.

What We Check During an Inspection

Tank Condition

Cracks, corrosion, and overall structure. We also confirm the inlet and outlet baffles are intact, since they keep solids from sneaking into the drain field.

Sludge and Scum Depth

We measure how packed the tank is. Once solids occupy roughly a third of the tank, it's time for a pump-out, no matter how recent the last one was.

Distribution Box

The d-box spreads effluent across the drain field lines. We check it for cracks, blockages, and uneven flow that can wear out one section early.

Drain Field Performance

We look for soggy ground, surface breakout, and signs the soil isn't absorbing the way it should. A worn-out field is the biggest bill on the menu, so this matters most.

Pipes and Connections

Inlet and outlet pipes get checked for proper seating, cracking, and any roots that may have slipped in.

Pumps and Alarms

Homes with pump chambers or aerobic units get a check on the pump itself, the float switches, and the alarm panel so nothing surprises you later.
